    Festival Property For Sale

    We’ve been hosting the Muddy Roots Music Festival at the June Bug Boogie Ranch in Cookeville, TN. for a decade now. But did you know they have another property in West Tennessee? It’s in Atwood which is actually the furthest West of Middle Tennessee in the Real Estate MLS as opposed to Cookeville which is the furthest East. It’s incredibly beautiful. Heck, if I could buy it and move it to Cookeville, I would. But we are settled at the Junebug Ranch for now so I am helping the owners sell their 2nd property.

    Alright, here’s the skinny. They’ve named the property for sale “Boogie Hollar.” You can name it what you want when you buy it. They’ve been hosting motorcycle rallies there for years and purchased it from another promoter who did the same. It’s technically a 127.6 acre land lot or “farm land” to the locals. But it’s used for some real get down, throw down parties! There are acres and acres of flat land grass and shade trees. When you enter the gates you come in on a hilltop. You’ll pass a rustic old barn on the left which comes with the property.
    It has a looping road that takes you through the center of the property that drops down in to a valley where you will find a permanent wood stage, a small bar hut, a shower structure, a beer truck for storage, and electric poles for vendors.
